What’s Happeing at Lazo Ranch?

10/21/2023
Lazo Ranch, just south of The Village of Grape Creek owned by Blue Mesa Fredericksburg LP (Limited Partnership). It is located at 548 Jenschke Lane,  Property ID 1519 72.2 acres and ID 33856 .54 acres.  The Ranch will be subdivided into 7 tracts as far as we know.

No plat is required to be filed because of Tx Property Code  allows developements with lots that are 10 acres to not file a plat with the county. It also appears that the develpment is not County Subdivision Regulations. Septics on each of 10 acres can be granted for <5,000 gallons without going through TCEQ.  (Here is a little late night reading for you: https://statutes.capitol.texas.gov/Docs/LG/htm/LG.232.htm)

Here is an interesting twist. We hear that the land will not be owned by the residents as this development will using the condiminium concept. Those who buy into Lazo Ranch will not own the land but will own the underground utilities and airspace. We have also heard that this development includes 2 restaurants, and up to 120 units, and “keys” for up to 350 guests. We’re not quite sure of what that means for this development. Is it a residential/condominium development, a resort or a hotel? or maybe all of the above?

Workers may be bussed in and housed in the tiny homes/rvs during the week, and bussed out for weekends. Where will these workers be coming from? Will they be isolated to the Ranch or have the means to come to town? Just wondering.
